In accordance with Book VI of the Belgian Code of Economic Law (CEL) and Belgian consumer protection legislation, these general terms and conditions are hereby made available.
2. Definitions
- "We", "Us" or "CleaningPro": the company identified above, provider of professional cleaning services.
- "You" or "Customer": any natural person or legal entity who uses our services, requests a quote or visits the website.
- "Services": all professional cleaning services offered by CleaningPro, including but not limited to roof cleaning, facade cleaning, driveway cleaning and related services.
- "Quote": a written offer from CleaningPro describing the work to be performed and the corresponding price.
- "Agreement": the binding arrangement between CleaningPro and the Customer for the performance of the agreed services, concluded by acceptance of a quote.
- "Website": the CleaningPro website, accessible at www.cleaningpro.be.
3. Scope
These general terms and conditions apply to all services offered by CleaningPro, to all use of the website cleaningpro.be and to every legal relationship between CleaningPro and the Customer.
By using the website, requesting a quote or entering into an agreement with CleaningPro, you declare that you have read these general terms and conditions and expressly accept them.
Deviations from these general terms and conditions are only valid if expressly accepted in writing by CleaningPro. Any general terms and conditions of the Customer shall not apply unless expressly agreed otherwise in writing.
4. Services
CleaningPro provides professional cleaning services, including but not limited to:
- Roof cleaning
- Moss removal
- Roof coating
- Facade cleaning
- Driveway cleaning
- Solar panel cleaning
All services are performed by trained and insured professionals. CleaningPro undertakes to perform the services in accordance with professional standards and in compliance with applicable legislation and safety regulations.
5. Quotes and Pricing
5.1 Online Calculator
The online calculator on our website provides indicative price estimates only. These estimates do not constitute a binding quote and are purely informational. The actual price may vary based on the specific situation on site.
5.2 Binding Quotes
A binding quote is only provided after an on-site inspection by a CleaningPro representative. The quote includes a detailed description of the work to be performed and the corresponding price.
5.3 Validity
Quotes are valid for 30 calendar days from the date of issue, unless expressly stated otherwise on the quote.
5.4 Prices
All stated prices are inclusive of VAT, unless expressly stated otherwise. The applicable VAT rates are shown separately on the invoice.
5.5 Additional Costs
If unforeseen circumstances entailing additional costs are identified during the performance of the work, CleaningPro will inform the Customer in advance. Additional work will only be carried out after express approval by the Customer.
6. Right of Withdrawal
In accordance with Book VI, Title 3, Chapter 2 of the Belgian Code of Economic Law, the consumer has a right of withdrawal for distance contracts.
6.1 Withdrawal Period
The consumer has the right to withdraw from the contract without giving any reason within a period of 14 calendar days from the date on which the contract is concluded.
6.2 Exercising the Right of Withdrawal
To exercise the right of withdrawal, the consumer must notify CleaningPro of their decision to withdraw from the contract by means of an unambiguous written statement. This notification may be sent by email to info@cleaningpro.be or by registered mail to the company address.
6.3 Commencement of Services During the Withdrawal Period
If the consumer expressly requests that the performance of services begins before the expiry of the withdrawal period, the consumer shall owe an amount proportional to what has already been provided at the time the consumer notifies CleaningPro of the exercise of the right of withdrawal.
6.4 Exclusion of the Right of Withdrawal
The right of withdrawal does not apply where the services have been fully performed, provided that performance began with the consumer's prior express consent and the consumer acknowledged that they would lose their right of withdrawal once the contract had been fully performed by CleaningPro, in accordance with Article VI.53, 1° of the Code of Economic Law.
7. Scheduling and Performance
7.1 Scheduling
The date and time of service delivery are determined by mutual agreement between CleaningPro and the Customer. CleaningPro makes reasonable efforts to comply with the agreed dates.
7.2 Weather Conditions
Certain services are weather-dependent. CleaningPro reserves the right to reschedule work in the event of adverse weather conditions (heavy rain, storm, frost, etc.) that compromise the quality of work or safety. The Customer will be informed as soon as possible and a new date will be agreed.
7.3 Access to the Property
The Customer shall ensure that CleaningPro has free and safe access to the property and the surfaces to be treated on the agreed date. Any obstacles hindering the performance of the work must be removed by the Customer in advance.
7.4 Duty to Inform
The Customer is obliged to inform CleaningPro in advance of all known hazards, special circumstances or relevant information relating to the property that may affect the performance of the work (e.g. asbestos, structural defects, loose roof tiles, etc.).
8. Payment Terms
8.1 Payment Deadline
Invoices are payable within 14 calendar days of the invoice date, unless otherwise agreed in writing.
8.2 Payment Methods
Payment may be made by bank transfer to the account number stated on the invoice or by any other payment method accepted by CleaningPro.
8.3 Late Payment
In the event of non-payment or late payment, automatically and without prior notice of default:
- Default interest shall be due at the statutory interest rate in accordance with the Belgian Act of 2 August 2002 on combating late payment in commercial transactions;
- A fixed compensation of €40.00 shall be due as minimum compensation for recovery costs, in accordance with Article 6 of the aforementioned Act;
- CleaningPro reserves the right to suspend ongoing work until full payment of outstanding invoices.
9. Warranty and Complaints
9.1 Quality Guarantee
CleaningPro guarantees professional execution of the agreed services. We strive to achieve the highest level of quality at all times.
9.2 Complaint Period
Complaints regarding the services performed must be submitted in writing within 8 calendar days of the completion of the work. After this period has elapsed, the services shall be deemed accepted.
9.3 Submitting Complaints
Complaints must be submitted in writing by email to info@cleaningpro.be, with a clear description of the issue and, if possible, supported by photographs.
9.4 Processing
CleaningPro undertakes to process each complaint within 14 calendar days of receipt and to inform the Customer of the outcome.
9.5 Belgian Consumer Mediation Service

10. Liability
10.1 Insurance
CleaningPro holds professional liability insurance (BA Exploitation / RC Exploitation) covering damage to third parties arising from the performance of our services.
10.2 Limitation of Liability
The liability of CleaningPro is limited to direct damages. The total liability of CleaningPro is in any event limited to the amount of the specific service to which the damage relates.
10.3 Exclusion of Liability
CleaningPro cannot be held liable for:
- Pre-existing damage to the property;
- Normal wear and tear of materials and surfaces;
- Damage resulting from the Customer's failure to disclose relevant circumstances (e.g. structural defects, asbestos, fragile materials);
- Damage caused by force majeure (see Article 11).
10.4 Mandatory Liability
Nothing in these general terms and conditions limits the liability of CleaningPro for wilful misconduct or gross negligence, nor for any liability that cannot be excluded or limited by law.
11. Force Majeure
Neither party shall be liable for the failure to fulfil its obligations if such failure results from force majeure, being circumstances beyond the reasonable control of the party concerned.
Force majeure includes, but is not limited to: extreme weather conditions, natural disasters, government measures, epidemics or pandemics, strikes, war, terrorism, disruptions to energy supply or communication networks.
The party invoking force majeure shall inform the other party as soon as possible. If the force majeure situation persists for more than 60 days, either party shall have the right to terminate the agreement without compensation.
12. Intellectual Property
All content on the CleaningPro website, including but not limited to text, images, logos, graphic design, photographs and videos, is protected by copyright and other intellectual property rights and is the property of CleaningPro or its licensors.
It is prohibited, without the prior written consent of CleaningPro, to copy, reproduce, distribute, modify or use in any way the content of the website.
13. Privacy
CleaningPro processes personal data in accordance with the General Data Protection Regulation (GDPR) and Belgian data protection legislation. For more information about how we collect, use and protect your personal data, please refer to our Privacy Policy.
14. Governing Law
These general terms and conditions are governed by and construed in accordance with Belgian law, including the Code of Economic Law and all applicable Belgian and European consumer protection regulations.
15. Dispute Resolution
15.1 Amicable Settlement
In the event of a dispute, the parties shall first endeavour to reach an amicable settlement.
15.2 Consumer Mediation
If no amicable settlement can be reached, the consumer may appeal to the Belgian Consumer Mediation Service (Consumentenombudsdienst / Service de Médiation pour le Consommateur):

15.3 Online Dispute Resolution
In accordance with Regulation (EU) No 524/2013, the consumer may also use the European Online Dispute Resolution (ODR) platform: https://ec.europa.eu/consumers/odr.
15.4 Competent Courts
If the dispute cannot be resolved through mediation, the courts of the registered office of CleaningPro shall have exclusive jurisdiction.
16. Severability
If any provision of these general terms and conditions is declared null, void or unenforceable, this shall not affect the validity and enforceability of the remaining provisions. The null or void provision shall be replaced by a valid provision that most closely approximates the purpose and scope of the original provision.
17. Changes
CleaningPro reserves the right to amend these general terms and conditions at any time. Amended terms and conditions will be published on the website. Continued use of the website or services after publication of the amended terms and conditions constitutes acceptance of the new terms and conditions. For ongoing agreements, the terms and conditions in force at the time of conclusion of the agreement shall apply.
